The Steps to Buying an Omega Home

1. Get Prequalified with a Lender

The first step is to speak to a lender who can help determine what you can afford and prequalify you for that amount. You cannot buy a home without getting prequalified! Start your search with Omega’s preferred lending partners.

 


2. Select a Community that fits your Lifestyle

We build all across Central Texas! Whether you are looking for new homes near Fort Cavazos, houses near Baylor Scott & White or the VA hospital, or just want to be closer to work or family – we have you covered. Check out our available communities and plan to visit a model home!


3. Choose a Home or Build with Us

We offer homes to accommodate all timelines, whether you need to move quickly or have time to build from the ground up (average build time is 4-6 months). Each community offers Move-In Ready and Build & Personalize home options.


4. New Homeowner Orientation

Once you have signed on the dotted line and your home is complete, you will meet with your superintendent to learn the ins and outs of your new construction home as well as how to maintain it properly.


5. Close & Move-In

The closing table is the finish line! Sign your closing documents at Centraland Title Company and receive the keys to your new home!

Step by Step to Build with Omega

2. Select a Community that fits your Lifestyle

3. Choose your Lot & Floor Plan

Once a community is chosen, work with our new home sales agents to select an available lot and floor plan that best fits your needs. Each community offers a select set of floor plans and lot sizes.


4. Finalize your Selections & Sign

Your sales agent will guide you to choose the interior and exterior finishes of your home and any upgrades you wish to include. These details will be added to a contract which will be sent to you to sign.


5. Watch the Construction Process

After you sign on the dotted line, construction can begin! While the average build time is 4-6 months, weather can delay this timeline. Learn more about the stages of construction. Your superintendent will keep you informed along the way with a Pre-Construction Meeting and Pre-Drywall Orientation as well as weekly updates on your home.


6. New Homeowner Orientation

Once you have signed on the dotted line and your home is complete, you will meet with your superintendent to learn the ins and outs of your new construction home.


7. Close & Move In

The closing table is the finish line - sign your closing documents at Centraland Title Company and receive the keys to your new home!

 

Our Construction Process

1. Job Release

A "job release" simply means that an address is ready to begin construction. Plans are finalized, permits are applied for, and materials are now ordered.

2. Foundation

The next steps are to prepare the site, set the forms, and pour the foundation.

 

3. Framing

During the framing phase, your home starts to take shape. Windows, doors, and trim are also installed during this process.

 

4. Mechanical/Electrical/Plumbing

Next, we will install the heating & air conditioning, electrical, and plumbing systems. Once this step is completed, the Superintendent will meet the buyer at their home for the Pre-Drywall Orientation (PDO).

 

5. Exterior

After the PDO, outdoor materials (brick, stone, siding) are installed. You will see a significant visual transformation as the design vision starts to come to life. 

 

6. Interior

Drywall is hung on the inside of the home, and finishes will start to be installed. The house really starts to come together!

 

7. Closing Prep

Prior to completion, the Superintendent will thoroughly inspect the home for any items requiring attention. They will also meet with the homeowner to complete the Homeowner Orientation. This includes teaching the ins & outs of the home and its systems.

During the Build

Once your home begins construction, you will receive regular updates from your sales agent & superintendent.
 
Your safety is important to us! Prior to closing, your home is a construction zone and will contain nails and other dangerous materials scattered throughout. We do not allow unplanned visits.
