Property Information The New Home Purchase Agreement will include the legal description of the property and the price. Personal Information Copies of Social Security card and driver’s license for each borrower (FHA only). Home addresses for the last two years (landlords names & phone numbers). Divorce decree and separation agreements, if applicable. Trust agreement(s), if applicable.
Income Most recent pay stubs (30 days). Supplemental income documentation (bonuses, commissions, retirement & Social Security) Names, addresses, and phone numbers of all employers for last two years. W-2's for last two years (include IRS form 1099's, if applicable). If you are self-employed or earn income from commissioned sales, copies of last two years of tax returns with all schedules and year-to-date profit and loss for current year, signed by an accountant. Documentation of alimony or child support, if this income is considered for the loan.
VA Loans Only Original LES (current month) explain all allotments. DD214 Member 4 discharge papers Certificate of Eligibility, if you already have one. Original Statement of Service, if needed. Copy of orders for Fort Hood (helpful)
Real Estate Owned List each property with complete street address. Names, addresses, phone numbers, and account numbers of all mortgage lenders for the last two years. Copies of leases and two years of tax returns for any rental property (you own at this time). Market value estimate.
Liquid Assets Names, addresses, phone numbers, and account numbers for all banks, credit union, 401K, and investment accounts. Copies of the last three months statements for all banks (2 months VA/FHA, 3 months Conventional. Copies of any notes receivable (if used to help qualify). Value of other assets such as auto, boat, household goods, and collectibles. Cash value of life insurance policies (if to be used for down payment). Vested interest in retirement funds or IRAs. Gift money, if used for down payment (must be certified on lenders form).
Liabilities Names and account numbers, balances, and current monthly payment amounts for all revolving charge cards. Names, addresses, phone numbers, and account numbers for all installment debt and approximate balances and monthly payments for such items as car loans, boats and furniture. Alimony or child support payments. Names, phone numbers, and account numbers of accounts recently paid off, if used to establish credit.
