Design FAQs Customizing - Upgrades - Changes - Design The fun part of buying a new home is selecting colors and finishes that reflects your life style. Our Design Studio showcases a wide range of custom choices for your new home. “From countertops, to cabinets, to flooring to brick, the Omega Design Studio has thousands of color combinations to personalize your new home from start to finish, in one central location. Our ability to customize your home to fit your taste is just one of the many ways Omega Homes is set apart from other builders. Your ability to customize is what makes Omega unique.” 1. The new Omega Home I contracted is already sheet rocked. What changes can I make? “There are still many items that can be changed. Each home is different, but items like interior paint color, kitchen countertops and flooring are still a possibility. Before any change is made, our construction manger reviews the job to approve possible changes.” 2. Do changes cost more? “Some changes cost more but we have many options in our Design Studio that won’t cost an extra penny! Many “changes”, when are made at the appropriate stage of construction, can be done for no extra money.” 3. What is two-tone paint? “Two-tone painting accents walls with trims and doors by painting walls one color and the baseboards, crown moldings, ceilings and doors a complimenting color. Exteriors are sometimes two-tone painted to accent trims, shutters and doors.” 4. What is accent painting? “Accent painting is often used to highlight a wall or room with color. Rooms typically considered for accent painting are baths, powder rooms, and breakfast nooks.” 5. What if I spend more than my ‘lighting allowance? “The lighting allowance based on our experience to ‘light’ the home. However, tastes vary and you may choose to spend more. If you exceed your allowance by more than 40%, an Omega change order will be required; otherwise you will pay the overage amount directly to our lighting company.” 6. May we provide our own plumbing fixtures and kitchen appliances? “Because we provide a ten-year limited warranty on your new home, we provide all building components. Please let us know if you have a specific product in mind and we investigate the potential of a substitution.” 7. Can I install my own surround sound during construction? “Insurance requirements preclude your working on site during construction. Let us know what you are wanting and we will do what we can to accomplish your needs.” 8. Am I limited to the number of change orders I can initiate? “We do not limit the number of change orders. To some degree, your home construction stage limits changes that can be made. Changes increase potential for errors, construction delay and potentially home completion.” 9. How long does the average selection meeting take? And, can I visit the Omega Design Studio prior to the meeting? “The time required varies with home size and complexity; on average Gateway, Sterling and Medallion series homes take about 1 hour, Stratford series homes about 1.5 hours, Cameo and Encore series homes about 2 hours, and Legacy series homes will require two 2 hour sessions. You are encouraged to visit the studio between 8am and 5pm, Monday – Friday. Verify, in advance, if the studio is available as it is often booked for a selections meeting.” 10. Does the ‘Design Coordinator’ earn a commission off of our upgrades?“No. Design cost, based on the series home, is included in the home and no additional fees are paid whether for selections or upgrades. Her objective is to assist you in making your home the best it can be to fit your lifestyle.” |
