Create a wish list. Make a list of new home products you would like to consider (flooring, cabinets, countertops, fixtures, etc.). Bring this list to your appointment and we'll work to have them included in your mortgage to make dream home come true.
Collect internet and magazine images of your favorite design and style. These images will enable us to see your design preferences and to better assist you.
Gather fabric swatches, paint samples and accessories to help design your home. These items will enhance your decision-making process and your furnishings will complement your new home. Pictures, paint chips and fabrics will help you get it right!
Visit the Omega Design Studio, at least once before your appointment. Make a list of questions and suggestions for the design consultant. The more you browse, the easier and faster the design process will be.
Review your budget. Our homebuyers generally want to upgrade new home features. It is helpful to have an idea as to how much you are willing to spend. Our buyers spend an average of 5-10 percent on options and premium upgrades to their new home. When included in the mortgage this cost translates to just a few dollars increase in your monthly payment.
Consider each room and how you will use it. Where will your computer, phone and fax be located and do you have the correct outlets in the right location? Need additional lighting – inside or out? Do you want surround sound for DVD’s? How about light dimmers and fan controls? Will you want to upgrade flooring for improved wear protection from children and pets? What about a deluxe anti-termite system? Or premium counter tops? Or cabinet ‘jewelry’ (pulls)? Are there enough ceiling fans? Is the patio large enough? Is fencing or an automatic irrigation system high on your priority list?
Schedule the Babysitter. The design process requires concentration and can often require several hours. Most of our homebuyers want to avoid the distraction of entertaining bored children during this important process.
