1.      Why Omega vs. used homes?   “One of the first home buying decisions is whether to buy a new or existing home. Though existing homes offer benefits such as an established neighborhood, existing window coverings and landscaping, and a potentially larger lot, new homes offer many, often greater, benefits.”

2.      Do I need to be pre-qualified for a mortgage loan before meeting with Omega?  “If you are pre-qualified for a mortgage loan, it will help determine the home that’s right for you; however it is no problem if you are not, because our new home consultants are qualified to assist you.”

3.      Will you assist in securing financing?   “Yes,, our new home consultants will gladly assist you in selecting the lender that’s right for you.”

4.      How do I determine the real estate taxes on my new home?  “Tax rates are based on the per $100 tax office valuation of your home.  Specific tax rates are determined by the taxing entities with jurisdiction over your neighborhood. Your New Home Consultant has the tax rates for each neighborhood.”

5.      What are closing costs?  “Closing costs are costs you pay at closing, most are related to lender requirements, including property survey, legal and loan related documents.”

6.      Do I need a Real Estate agent to buy an Omega Home?  “No, you do not need a real estate agent to purchase a new Omega Home.  The choice to have a real estate agent is personal and whether you make that choice or not, our New Home Consultant will work with you in every way to assist you throughout the purchasing process and after closing.” 

7.      If I have a real estate agent, must he/she show me Omega Homes?  “Yes, if you choose a real estate agent, he/she must accompany and register you during your first visit to an Omega Home or to our New Home Center.”

8.      Will you custom build our plans?  “Yes, however we have a large inventory of home plans in many different styles from which to choose.  Home plans, by others, must often be redrawn to meet local code and Omega’s exacting standards.  Your New Home Consultant can provide you with a selection of plans that fit your criteria.” 

9.      Will you Custom build on our lot?  “We will gladly consider building on your lot.  Proximity to our operating areas is an important consideration.  Before you purchase a lot, we recommend you visit with one of our New Home Consultants to determine building costs associated with that lot.  We also have custom lots all around the area for your consideration.” 

10.  Can you assist in locating temporary housing?  “Our New Home Consultants will gladly assist you in securing temporary housing if you are building or purchasing an Omega Home.”

11.  What is a home owners’ association?  “The primary objective home owners’ associations is to manage and maintain community property such as entrances, playgrounds, swimming pools, etc., for the benefit of homeowner’s and to maintain and improve property values.” 

12.  Where is the Omega Design Studio located?  “Our design studio is located at our Temple Sales Center at 7353 West Adams Ave., Temple, TX.” 

13.  Will you take a trade-in?  “We consider trade-ins on a case-by-case basis, whether buying or building your new home.  One of our new home consultants who will advise and assist you through this process.”

14.  Do you Sell your Floor Plans?  “Omega Builders floor plans have been researched and developed strictly for our use and are not for sale.”
