10 Easy Steps
“Congratulations on your decision to buy a new Omega Home.  Our team of professionals will be working with you through each phase of the home buying or building process.  Our commitment is to ensure that you receive the best service and to make your buying experience enjoyable and rewarding.”

1)       Selecting the right home for you.  Omega Homes and lots are located in premier neighborhood communities all around central Texas.   You can choose your neighborhood in virtually any part of the area and you can choose from our inventory of custom designed homes or pick your floor plan and we’ll build to exactly suit your lifestyle. 

One of our new home consultants will assist you in pre-qualifying for a loan amount, from one of our local lenders, so you will know how much home you can afford then walk you through the exciting process of selecting the right home for you. 

2)       The purchase agreement and securing the home of your choice.  When you’ve found the home of your choice, it is secured by setting a meeting appointment to complete the purchase agreement.  You will want to prepare for the meeting by:

a.       Making a list of your questions

b.       Arranging for a babysitter

c.        Bringing your checkbook for the earnest money deposit

The home buying process is straightforward and your new home consultant will be with you every step of the way.

3)       Applying for your mortgage loan.  Your new home consultant will assist you in selecting a local lender and coordinate an appointment for you to make your application.  Local lenders are standing by to quote favorable terms and make your home buying process easier.   To expedite the approval process, be sure to bring the following to your appointment:

a.       W-2 statements (2 years) or tax returns if self-employed 

b.       pay stubs covering most recent 30-day pay period

c.        most recent 2 months' bank statements

When you receive final loan approval please provide a copy of the lenders ‘commitment letter’ to your new home consultant as soon as you receive it.  The commitment letter will ‘trigger’ events that will expedite home completion and the closing process.  Remember to advise your home loan consultant before you make any changes in your finances.

4)       Creating your dream home.  At this point our designer will contact you to set an appointment to meet in the Omega Design Studio to choose from our wide array of colors, products and options for your new Omega Home.  Feel free to preview the Omega Design Studio in advance for great ideas.

In preparation for your appointment, collect design ideas, fabric samples and anything else that will assist you in making the right choices.  Don’t forget to include appliances, flooring, window coverings and furnishings.  And, if possible, make arrangements for your children so you can focus 100% of your creative talent on your new home.

5)       The thrill of building your home.  If your home is being built, from the ‘ground up’, you will have a preconstruction meeting with our Builder to go over the details of your home.  He will inform you as to what to expect as your home builds through each phase of construction.  The meeting usually lasts about an hour and it’s a good idea to bring your ‘Buyer Guide’ binder for reference to the details of your purchase agreement.

6)       It’s looking like a house.  The framing is complete and the plumbing, electrical and air conditioning is in place and it’s time to review the work.  As with the preconstruction meeting, be sure to bring your ‘Buyer Guide’ binder so you can review any details.  The meeting lasts about an hour and because it is a construction site, it’s a good idea to wear appropriate clothing and heavy shoes.  Workers may be present and it’s a good idea to be on the look-out for your safety.

7)       It’s looking like your dream home.  Your new home is nearing completion and it’s time to prepare for the completion and closing process.  Your new home consultant has a check-list of things to prepare for. It is the time for:

a.       Locking-in your mortgage loan interest rate.  If it has been more than 60 days since the loan commitment was made, the lender will require updating of some information.

b.       Scheduling the ‘Final Walk Inspection’ and ‘New Home Orientation’

c.        Scheduling the closing day and time

d.       Setting up, or transferring utilities

e.        Purchasing homeowners insurance (have your agent forward the policy and premium invoice to the title company prior to closing)

We'll schedule your Orientation & Walk-through inspection appointment and you’ll receive detailed information in preparation for closing and moving into your new home.

Bring a list of questions to the Orientation so your Builder can answer any questions you may have. We will notify you promptly if the Orientation has to be rescheduled for any reason.

8)       Final Walk Inspection & New Home Orientation.  You will meet at your new home, prior to closing, to inspect and get to know you new home.  The meeting usually lasts two to three hours and it is important that you arrive on time and be sure to bring your ‘Buyer Guide’ binder.  Your Builder will walk you through every room of your new home, explaining and demonstrating the features.  You will have an opportunity to inspect for any incomplete items which will be entered on the ‘Punch List’ of items to be completed.  As with other important meetings, we prefer that you make arrangements for child care so our undivided attention can be directed toward completing your home in every detail.

Your Builder will schedule a mutually convenient ‘Back-check’ appointment, prior to closing, to ensure that the ‘Punch List’ items have been satisfactorily completed.

9)       Signing the final closing paperwork.  Your new home consultant will set an appointment for you to sign the paperwork.  This, approximately one-hour meeting will take place at the title company.  Title companies are often very busy, especially on Fridays, the end of the month and before holidays, so it is important to arrive a little ahead of the appointed time, to ensure against loosing the time slot. 

You will need to bring a cashier’s check, payable to the title company, for the amount of the closing.  The title company will also need your driver’s license, government issued ID or passport, for identification.  At closing, you will receive your ‘Owner’s Manual’, copies of the closing documents and the keys to your new Omega Home.  Recording of the deed in the county property records requires up to three weeks and the original will be forwarded to you at your new address.  As soon as loan funding is confirmed by the title company, you will be able to move into your new home.
